Where to Stay in Canggu for a Long Stay: Batu Bolong, Berawa, Pererenan or Umalas

“Canggu” is not one place. It is a strip of villages on Bali’s south-west coast. Most people choose between four of them: Batu Bolong, Berawa, Pererenan and Umalas. They are only a few kilometres apart, but they feel very different. One is loud and walkable. One is quiet rice fields. One has no beach at all. The one you pick decides your rent, your noise and how much of your day you spend in traffic.

This guide compares the four for stays of a month or longer.

A note on the numbers. Rents below are asking prices: what landlords list, not what tenants end up paying. A figure is marked checked when we read it from live listings or an agency’s own price pages on 29 October 2026, and reported when it comes from a published guide or news story. One warning first: every rent guide we found was written by a company that sells or lets property. We found no neutral source. “Rp 20M” means 20 million rupiah.

The short version

Area What it is like Beach Room, per month 2-bedroom villa, per month
Batu Bolong The busy centre: cafés, bars, surf, easy to walk Batu Bolong; Echo Beach next door Rp 6M–10M Rp 35M–55M
Berawa Beach clubs and families; quieter than Batu Bolong Berawa Rp 3.5M–13.5M Rp 22M–70M
Pererenan The quietest: rice fields, fewer shops nearby Pererenan From Rp 10M (rooms in villas only) Rp 27.5M–75M
Umalas Inland and residential, narrow lanes None Rp 3.5M–14M Rp 25M–56.5M

Checked, 29 October 2026. Villa prices are from Bali Villa Hub’s live listings; room prices also use Rumah123 and Mamikos. “Room” covers very different things, from a basic kos room to an en-suite room in a shared villa, so read each area’s section for the detail.

The surprise: Pererenan is no longer the cheap one

Most guides still call Pererenan the budget choice. Three 2026 guides, from Propertia, Bali Exception and Bali Housing, all put it cheapest of the four.

The listings say the opposite. Bali Villa Hub shows a median asking rent for long-term villas in each area. On 29 October 2026:

Area Median villa rent, per month Villas listed
Pererenan $2,750 407
Berawa $2,650 292
Umalas $2,550 157
Canggu (the whole area) $2,400 1,102

Checked. The medians mix all villa sizes, and the Pererenan page also covers Tumbak Bayuh.

A Jakarta Post advertorial built on the same listings (14 October 2026) calls Pererenan “the most expensive of the main areas”.

The same piece reports a second thing worth knowing. Asking rents for newly listed two-bedroom villas were about 5% lower than in late 2025, and villa listings across Bali grew from about 2,400 in June to over 3,300 in October 2026. Other guides say rents have climbed 15–20% since 2024. The two claims cover different periods. Either way, there are more villas to choose from now than a few months ago. (Reported.)

Batu Bolong (central Canggu)

What it is like. The centre of Canggu: hostels, cafés, bars and beach parties. It suits surfers, solo travellers and anyone who wants to walk to dinner. It does not suit light sleepers. (Reported.)

Beach. Batu Bolong Beach has waves for all levels. Echo Beach, next door, is for advanced surfers only. (Reported.)

Rent (checked).

  • Kos room, furnished, with air-con: Rp 6M–6.5M
  • Room in a shared villa: Rp 8M–10M
  • 1-bedroom apartment: Rp 20M–27M
  • 1-bedroom villa: Rp 27M–49.5M
  • 2-bedroom villa: Rp 35M–55M a month. For a yearly lease, Bali Home Immo states prices “from Rp 200M” a year for Batu Bolong and Echo Beach; its own listings run Rp 330M–500M.

Daily life. Pepito Market has two stores here, on Jalan Pantai Batu Bolong and on Jalan Raya Canggu (checked). BWork coworking is on Jalan Nelayan (reported).

Getting around. The centre is easy on foot. Jalan Raya Canggu is not: one guide marks it “avoid walking”. It backs up through the day, worst around 7–9am, 12–2pm and 4–7pm. (Reported.)

Staying active. Naked Protein’s guide to gyms in Canggu lists seven gyms, including Bless Gym and AT 06, with what a day pass costs at each.

Berawa

What it is like. Home to the big beach clubs, such as Finns and Atlas, and to many families. Quieter than Batu Bolong, with schools and clinics close by. (Reported.)

Beach. Berawa Beach. The south end has the beach clubs; the north end is more local. (Reported.)

Rent (checked).

  • Guesthouse room: Rp 3.5M–8M. The cheapest listings were posted in 2024–25, so their prices may have moved.
  • En-suite room in a coliving house: Rp 11.5M–13.5M
  • 1-bedroom apartment or studio: Rp 15M–25M (14 listings); yearly about Rp 110M–150M
  • 1-bedroom villa: Rp 18M–20M
  • 2-bedroom villa: Rp 22M–70M (25 listings); yearly Rp 150M–300M

Daily life. Pepito Tibubeneng on Jalan Pantai Berawa, and Popular Express Berawa on Jalan Raya Semat (checked). Canggu Community School, an IB school from early years to Year 13, is in Tibubeneng (checked).

Getting around. Less walkable than Batu Bolong. The Batu Bolong–Berawa shortcut “can eat 20–30 minutes”, and cars may only use it one way, from Canggu towards Berawa. (Reported.)

Staying active. Naked Protein’s guide to gyms in Berawa lists four, from Nirvana Life to SAYA Club, with the prices each one publishes.

Ask about flooding. In the September 2025 floods, one Berawa lane, Gang Sri Kahyangan, stood under about a metre of water (reported). Ask any landlord how the street coped in the rainy season.

Pererenan

What it is like. The quietest of the four: rice fields, a mix of local families and expats, little nightlife. It suits families and slow travellers. Fewer shops are within walking distance. (Reported.)

Beach. Pererenan Beach, by the Gajah Mina statue, is quiet, with a surf break for intermediate surfers. Echo Beach is a five-minute walk. (Reported.)

Rent (checked).

  • Kos or budget guesthouse room: none found
  • Room in a villa: one at Rp 10M, listed October 2026; others Rp 18M–21M
  • 1-bedroom apartment: Rp 16M–31M
  • 1-bedroom villa: Rp 17M–38M (8 listings)
  • 2-bedroom villa: Rp 27.5M–75M (31 listings)

Daily life. Pepito Market Pererenan, on Jalan By Pass Munggu (checked). Tribal, on Jalan Pantai Pererenan, is a coworking café where you pay by ordering food and drinks instead of a membership (reported).

Getting around. Five to ten minutes’ drive to the busier areas. Traffic is lighter than next door, but it “has increased significantly in recent years”. (Reported.)

Staying active. Naked Protein’s guide to gyms in Pererenan, Munggu and Seseh lists seven, including Obsidian and Threshold.

Umalas

What it is like. Inland, with no beach. Mostly homes, narrow lanes and patches of rice field. Calmer than Canggu’s main roads. Sources disagree on who it suits: a 2026 guide says remote workers and couples, while older guides say families. (Reported.)

Rent (checked).

  • Kos room: Rp 3.5M (one listing)
  • Room in a villa: Rp 12M–14M
  • 1-bedroom villa: Rp 26M–40M (9 listings); yearly Rp 165M–240M
  • 2-bedroom villa: Rp 25M–56.5M (22 listings); yearly Rp 200M–380M

Daily life. Pepito Express Umalas on Jalan Dukuh Indah, and Pepito Market Semer in Kerobokan (checked). The Lycée Français de Bali is on Jalan Umalas Kauh (checked). We could not confirm any coworking space in Umalas.

Getting around. Umalas sits beside the worst traffic rather than inside it. The delay comes when you head out to Canggu or Seminyak at busy times. The shortcut towards Petitenget crosses a narrow bridge where locals direct traffic by hand. A new road between Berawa and Umalas, about 4.7 km long, has been under construction during 2026, with completion reported for around December 2026. (Reported.)

Staying active. Naked Protein’s guide to gyms in Umalas and Kerobokan lists eight, including The Hive and DeGym.

What the rent does not include

  • Electricity. Almost always extra for villas; many budget rooms include it. One guide estimates Rp 1.5M–2.5M a month for two air-conditioners running eight hours a day. (Reported.)
  • Banjar and security fee. Rp 50,000–250,000 a month, sometimes included in the rent. The banjar is the village council. (Reported.)
  • Internet and cleaning. Internet costs Rp 300,000–700,000 a month. Cleaning runs from about Rp 800,000 a month part-time to Rp 3M full-time. (Reported.)
  • Deposit. Usually one month’s rent; some landlords ask for two.
  • Monthly or yearly. Yearly leases are usually paid up front. Where a Bali Villa Hub listing shows both prices, the yearly one works out a median 16–17% cheaper than twelve monthly payments. Other guides say anywhere from 10% to 40%.
  • Minimum stay. Bali Villa Hub says most of its long-term villas ask for three months or less.

What changed in 2025–2026

  • Floods. In September 2025, floods covered the main road between Denpasar, Kerobokan and Canggu. Part of the Canggu–Kerobokan road then collapsed and was closed. (Reported, news.)
  • Rubbish. Since 1 April 2026, the Suwung landfill has taken only non-organic waste. Ask how the house’s rubbish is collected. (Reported, news.)
  • Scooters. In April 2026 the province presented a draft rule that would stop tourists from renting motorbikes. We found no sign that it has passed, or whether it would cover long-stay residents. You still need your home motorbike licence plus an International Driving Permit. (Reported.)

What we could not verify

Stated plainly, because a housing guide that hides its gaps is worse than useless:

  • Agreed rents. Every figure here is an asking price.
  • A neutral rent source. Every rent guide we found comes from a company that sells or lets property.
  • Budget rooms in Pererenan. We found no kos or guesthouse room listings.
  • Umalas travel times and coworking spaces.
  • Coworking status. Tropical Nomad’s own website would not load. Outpost’s Canggu coworking space is reported closed. Dojo closed in 2022.

Rents in Canggu move fast. Everything here was checked on 29 October 2026. If you are reading this much later, trust the differences between areas more than the exact numbers.
